Northern Waterfront Entitlements

Overview:
The Northern Waterfront compromises approximately 28 acres of the larger Waterfront Project. The City-owned land is under contract with the Master Developer, Callahan Property Company, who refers to the Northern Waterfront as Mariner’s Cove.

The Northern Waterfront must be developed in a manner consistent with the Vallejo Waterfront Planned Development Master Plan and Design Guidelines (PDMP), which specify the following:
• A maximum of 175 units
• Two new parks – Wetland Park and Promenade Park
• 22,000 square feet of commercial development across three buildings, all west of Harbor Way
• New parking lots west of Harbor Way to serve the Marina, two parks and existing and planned commercial uses
Northern Waterfront Project
Current Status:
The final entitlements the Developer needs as a precursor to purchasing the property and beginning construction are a vesting tentative map, unit plan and final maps.
• The Developer submitted a vesting tentative map application in September 2018.
• Community meetings on December 13, 2018 and January 16, 2018 (tentatively) will provide input prior to Unit Plan submittal.

Ways to Participate:
Community meetings were held on December 13, 2018 and January 16, 2019, focused on the proposed architectural and landscape design of the residential neighborhood proposed at the Northern Waterfront, named "Mariner’s Cove."

The Northern Waterfront entitlements will be reviewed by the Design Review Board, Planning Commission and City Council. Public comment will be accepted at those meetings. Stay tuned for information on the times and dates as they become available.
